For wholesalers

From the kerb to the assignment fee.

Most CRMs start when a lead already exists. Wholesaling starts in the car. Kernalite is the one that goes with you: tap the vacant house, trace the owner, let the AI place the first call, and work the deal to a signed assignment without exporting to a second tool.

Lily · Workspace guide
Drive a route once and every house you tapped is a lead with photos, an owner, and a motivation score by the time you park. Ask me on the tour and I will show you the first street.

The tools, in the order you use them

Everything here is in the one $99 plan. No tiers, no add-on modules.

Drive

Driving for Dollars

GPS route tracing on the mobile app. Tap a house, it is a lead with kerb photos attached. Drivers need a seat; three are included.

Find

Skip-Trace

Owner name, phones and emails from an address, on the same screen as the property. IDI Core and BatchData, with fair-use lookups on a trial.

Find

Motivation Score

0–100 heat from equity, vacancy, engagement, distress signals and AI sentiment, so the first door you knock is the right one.

Talk

Unified Inbox

SMS, email, Facebook Messenger and ringless voicemail in one three-pane view. Every seller reply lands on the lead that sent it.

AI

AI Voice Agent

Places the first call from any workflow step, handles the pushback, drops the transcript on the record. You keep driving.

Talk

Dialer + Call Scripts

In-browser softphone with queues, dispositions and recordings, plus campaigns, direct mail and RVM from the same record.

Lead Management screen with filters, saved views and the map view button Lead Management screen with filters, saved views and the map view button

Lead Management — the list your driving fills. Live recording, not a mock-up.

On screen

The list your driving fills

  • Filter by status, source, motivation and last touch; save the view per person.
  • Map view of every lead, one click from the list.
  • Bulk actions: tag, assign, start a workflow, export CSV.
  • Every row is a record with the photos, the owner and the thread.

Then close it and sell it

The pipeline gates each stage on the tasks that stage needs, and the buyers side is public pages, not phone calls.

Close

Stage-Gated Pipeline

An 11-stage acquisitions funnel ships with the workspace. Rename the stages to yours; each one can require a task before a deal moves on.

Close

Offers, Contracts & Deal Room

Fill contract PDFs from the lead, keep every document on the deal, and send for signature from the record.

Sell

Cash-Buyer Lists & Matching

Buyers tagged by area and criteria. A new contract matches the list and tells you who to text first.

Sell

Make-Offer Links & Tearsheets

A tokenised public page per deal. Buyers bid without an account; the best offer is on the deal when you open it.

Run

Workflow Automation

Prebuilt sequences for new leads, stage changes and cold leads install switched off. Turn on the ones you would have built.

Run

Mobile App

iOS and Android. Driving, photos, the inbox and the pipeline, with the same seats as the web app.

The first week

  1. Day 1: import what you have. Contacts → Import CSV for your rolodex, Lead Lists for a list you bought. Column mapping happens on the next screen.
  2. Day 1: connect a number. Point a Twilio number at the workspace and register your 10DLC brand once. Texts and calls land in the inbox from then on.
  3. Day 2: drive one route. Install the mobile app, trace a route, tap five houses. Skip-trace them from the lead and let the AI agent make the first call.
  4. Day 3: turn on two workflows. New-lead follow-up and cold-lead revival. They are prebuilt; you switch them on.
  5. Week 2: publish a make-offer link. Put your first contract in front of the buyer list without a phone call.

Made for this, not adapted to it

  • Driving, skip-trace and the pipeline on one record
  • Public bid pages for buyers, no login needed
  • Three seats included; $19 a seat after
  • 30-day trial with nothing on file
  • No listings syndication, no MLS feed: this is off-market work
  • Usage that costs a third party (lookups, SMS, AI minutes) is fair-use on a trial and yours to meter on a paid plan

Switching from something?

The DealMachine and REsimpli guides say what moves and what does not.

Questions we get

Do my drivers need a seat?

Yes. Anyone who signs in to the mobile app is a seat. Three come with the plan; more are $19 a month each. Cash buyers bidding on your make-offer links are not seats.

What does the skip trace cost?

On a trial, a fair-use number of platform-funded lookups is included, charged only on a hit. On a paid plan you can use our providers or connect your own IDI Core or BatchData account and pay them directly at your rate.

Can the AI agent really make the first call?

It places the call from a workflow step, follows the script you give it, handles common objections, and leaves the transcript and a summary on the lead. You decide which leads it calls and which you call yourself.

Does it replace my texting tool?

SMS, email, Messenger and ringless voicemail all run from the unified inbox on your own Twilio numbers, so most teams stop paying for a separate texting seat.

What about my buyers list?

Import it as contacts, tag buyers by area and criteria, and new contracts match against it. Every buyer gets the public make-offer link, not a group text.
