Strategy
Address and property facts come from public records. Everything below them — the equity range, repairs, motivation and the offer figure — is calculated from those facts, not looked up. In particular no mortgage, lien or title data is consulted: the equity range is an assumption based on the building's age, and plenty of houses are owned outright. Pull title before you rely on any of it.

From the team
Kernalite is built by a small team in Haslet, Texas, for one kind of customer: the real estate Investors who finds deals from the kerb. There is one plan because the parts that close deals — the dialer, the AI, the seats — shouldn't be the parts you pay extra for. Support goes to the engineers who built what you're asking about, and every reply comes from a person.

Ask your CRM
in plain English
Connect Claude — or any assistant that speaks MCP — straight to your workspace. It reads your leads, your pipeline, your tasks and your calendar, and answers the questions you would otherwise be building a report to answer.
Found 3 leads with no contact logged in > 7 days:
1. 402 Elm St (Motivated: Estate Sale | Equity: 68%) → Last contact: 9 days ago.
2. 1128 Oak Lane (Vacant | Motivation: 82) → Last contact: 8 days ago.
3. 2904 Ridge Rd (Pre-foreclosure) → No phone response logged.
Drafted follow-up tasks placed in your queue.
Your CRM holds notes, emails and posts written by other people. An assistant that can read those and also send email is one poisoned note away from mailing your contact list to a stranger. So the limit lives on our server, not in a setting you could switch off by accident. Every request is logged, and you can revoke access in one click.

DealMachine drives. REsimpli manages. Neither does both, so the lead you found at the kerb still has to be exported into something else. Kernalite is one app from the driveway to the signed contract.

Fine print, big type
Do I need a separate driving app?
No. Driving for dollars is built in — trace your route by GPS, tap a vacant house, and it becomes a lead with photos attached before you reach the end of the street. No export, no second subscription. That is the whole point of Kernalite.
How is TCPA and A2P 10DLC compliance handled for AI calling and SMS?
Kernalite is fully wired for modern telecom compliance. Outbound messaging supports automated A2P 10DLC brand registration, auto-stop opt-out processing, DNC suppression list checks, and compliant AI calling disclosures with call recording management.
Is skip tracing included?
Skip tracing runs in the same screen as the property. On a trial it is included up to a fair-use limit; on a paid plan you can use ours or connect your own IDI Core or BatchData account and pay them directly at your own rate.
Do I have to use SendGrid to send email?
No. You can send through your own mailbox over SMTP — Microsoft 365, Google Workspace, Zoho, Fastmail, or the mailbox that came with your hosting. Mail leaves on your own domain with your reputation, replies pull back into the thread, and no DNS changes are needed.
Is there a mobile app?
Yes, on iPhone and Android, included in the plan. The driving, skip tracing and calling are designed to be done one-handed from a car.
How many people can use my account?
Three seats are included. Additional seats are $19 each per month — contact support to add them.
Do I need a credit card to start the trial?
No. Nothing charges automatically. If you do not subscribe at the end of the 30 days, the workspace locks and your data stays exactly where it is until you come back.
Is my data shared with other customers?
No. Your data stays private to your account and you can export all of it, anytime.
Monthly vs annual?
Same service either way. $99 billed monthly, or $990 billed once a year.
What happens if I cancel?
Cancel anytime. Want your data on the way out? Ask and we'll arrange a copy.
How fast is setup?
Instant. Subscribe, create your login, start working. Nothing to install.
